How to Buy a home!

Decide what payment you are comfortable with.  Talk to a mortgage lender to pre-qualify for a loan.  This will help you determine a price range for your search, as well as provide you with a letter from the bank to inform sellers that you are capable of getting the loan on a property. Make sure an estimate for taxes and insurance is included in the payment the bank gives you. 

Once you know what price homes you want to look into, decide what you want in a home as far as area, # of beds/baths, garage space, basement, etc.  Contact us and we can send an emailed list of all the homes that meet those needs.

Visit homes with us until you find the right one for you.  Consult the bank for a payment and closing costs estimate on that particular home.

Write an initial offer and negotiate with the seller until an agreement is reached.  This could take several counter-offers and includes determining what costs the seller might pay for the buyer, closing date, inspections, etc.

Buyer now needs to provide bank with any needed information for a loan application, order home inspection (and negotiate repairs), order termite inspection, order titlework, order homeowners insurance, setup utilities, and arrange closing. Luckily, we do most of this work for you!
Here's the fun part!  At closing, you will sign off on the mortgage and get your keys!
